Contents Insurance for leasehold flat including fixtures and fittings

I am struggling to find contents insurance covering kitchen fixtures and fittings. I own a Leasehold flat and pay buildings insurance through my service charge. The buildings insurance states that buildings do not cover residents' improvements to kitchens/ bathrooms/ flooring.
I have called a dozen brokers, and they have all told me that this doesn't exist. Hiscox seems to cover this, but only up to 10% of the amount insured.
This has become an issue since I am looking at installing a new kitchen and it will cost around 40k (complicated plumbing and access and looking at expensive units and appliances). And looking at putting in fitted furniture as well.
I am happy to pay the appropriate premium, but can't get a quote. Does anyone know a broker who can quote on this? Should I look at buying a £100k buildings policy as well as the 100k of contents I want?
I am going blind from reading policy documents.
