Fitting new toilet and washand basin

Any plumbers out there that can give me a rough price for the following works, i'm in the middle of buying a house and just wanted an idea.

I want to replace the sink and toilet with cheapish more modern fittings. I would be looking for the old to be taken out and new to be fitted. I think there a couple of issue that may increase the cost. The toilet is quite old and the waste pipe goes under the timber flooring, i think you may need to move the waste so the toilet can sit back against the wall. there are a few surface run pipes which ideally i would like to move to under the flooring.

How much do you think these works should cost?

  • You should have quotes from around £225 to £350, depending on quality of toilet and basin. The work should be done in the day but could run into second. It could be slightly higher on where you live but £500+ would be a no no. It is just a guide to help.

    I guess you mean that the soil pipe entry is vertical coming out of the floor. If its first floor then its probably cast, if its ground floor its more likely to be saltglaze. Neither are flexible and you attempt to move them or replace them at your peril. Also you must be very careful not to crack or break either when removing the olf pan. Theres a very good chance that whether its an S bend pan or a plastic pan connector that its cemented into te soil pipe. What you do is bring the wall closer to the pan rather than adjust the soil pipe. Using something similar to this:

    You will be able to get the loo as close as possible to the soil pipe. Then using some timber build a frame such that when you cover it with plasterboard the cistern is close to the plasterboard. Remember to add strength across the frame where the cistern securing fixings will go. You then tile your nice new plasterboard box appropriately. This will also have the effect of hiding your eye offending pipes which, I presume, run along the back wall behind the soil pipe. If there are any valves etc then access needs to be provided. Thus the only plumbing you need to do is to adjust the cold feed for the cistern whih you would have to do anyway.
    How much do you think these works should cost?
    Get someone in to look at it and quote. I'd say £ 250 ish plus bits including tiling where I am plus cost of sanitaryware and tiles. Frankly its eminently DIYable.

    Edit: Of course using this exact same method you could also have yourself a modern back to wall pan with a concealed cistern.
