    It's impossible to say what the correct rating might be without a site survey. Too many variables.
    15C is an extremely low setting, most people would want their living areas at a minimum of 18c.
    No free lunch, and no free laptop ;)

    Unless you have a modulating boiler which the Baxi isn't , their is no such thing as working "at or near maximum capacity" The boiler is either on or it is off. With an undersized boiler, in very cold weather the problem will be the time taken to get the property up to temperature from cold and this will of necessity lead to the boiler having to be on nearly all the time. With a more adequate boiler you can afford to leave the boiler off at night and in the mornings when you are moving about and only flick the heating on when you are about to sit down to eat and rest knowing it will take about 20 mins to get the temperature up. This linked to good insulation gives better economy and lower fuel costs

    Anyone who has a condensing boiler with premix will hear the fan speed alter according to demand.

    The OP seems to have a boiler/system working comfortably.

    It's surprising how little heat you need in a well insulated home.

    I wonder why the OP thought it might be a problem after 3 years?

    you know what they say - a little knowledge is a dangerous thing.
    i was just looking on baxi's site after reading something on this forum about baxi boilers and their kw rating, so put in my boiler details and it recommended it was suitable for a 2 bed flat!!
    although my room stat dial is turned to 15 degrees it is actually reading 20 degrees on my room thermometer.
    upstairs bedrooms feel even warmer than that actually, so that can't be ideally set up??

    If you play with Worcesters boiler size tool it doubles the boiler size by adding one bedroom!

    Heat will rise to upstairs , do you have TRVs in the bedrooms?

    A house with another bedroom could potentially have two more people living in it and using hot water, so that may be the reason for such an increase?
