Water leak from boiler?

I have a water drip from my kitchen ceiling. The ceiling is lowered and above it sits the flue pipe for the boiler. Forgive my description but, the boiler is on the left side of the kitchen in a cupboard and the flue goes up and to the right over the sink (all hidden above the ceiling) to the right side of the kitchen where it exits and vents out side.
Now I have this drip coming down the right most wall of the kitchen where it collects and puddles on the worktop. I have no doubt that this water is coming from the boiler as it only occurs when the heating is on.- Also I must add I only seem to notice it when it is properly cold outside(single figures/freezing, and the boiler is working its hardest)
I leave a dishcloth in the corner and have to go and ring it out every hour or so.
At first I thought that it was cold air against the warm pipe creating condensation, which was building up, I am not too sure about this anymore.
The boiler is a Vokera Excell 80 SP and the heating and hot water all work fine, although I do regularly have to top it up as the pressure drips- but again I have done this for the last eight years from time to time.
Any ideas or suggestions please? Jim.

Impossible to remotely diagnose methinks. Sorry but hand in pocket time and get someone in.

like ks says, get someone to look at it, if it was a condensing boiler i would be seriously concerned that the flue wasn't connected together, you will need a gas safe engineer/plumber to look at it, however & this bit you may not like, do you have access to the flue so it can be inspected ? because while it was always a requirement to be able to inspect the flue it is now law that inspection hatches must be installed to allow the flue to be inspected, which by the sound of it means in your ceiling at every flue joint, so your leak may have just got a little bit more expensive.I'm only here while I wait for Corrie to start.
