    If I see a property and I am happy with it and it is worth what i agree to pay then why can I not just buy it, why do they put so many obstacles in your way, looking at every possible 'what happens if' with the exception to aliens coming and taking the house away.

    If you have the cash to buy it then you can - feel free to tell your solicitor you don't want them to do any searches, raise enquiries, review the title, negotiate any of the contract documents or provide you with any report and you just want to buy it "as is" and they should be able to do the bare minimum just to arrange for the property to be transferred to you.

    If you need a mortgage to buy the property then think again - the solicitor will have no choice but to do a full investigation of everything as they will have a duty to certify to the lender that they have done this and that there is no legal reason which would affect the lender's interest.

    I for one think anyone who spends hundreds of thousands of pounds on property without full legal advice is a fool but if it's your money then it's up to you if you want to take the risk.

    My solicitor (Scotland) passed the info on my flat to one of his clients and she put in an offer. As far as I was aware he was acting for both of us but is that not what was happening? Had the buyer perhaps been passed on to another solicitor in the company?

    If you think buying a property is hard work you should try getting planning permission to build an extension !!

    Because if we didn't you'd probably be the first one to come back to us and sue us for not explaining something to you! You would say that you would never have bought the house if you known whatever it was....
