Underpinned House

Our brand new house had to be underpinned due to a builder who couldn't read the plans,he put a load bearing foundation nearly 650mm from the wall that was built on top of it, the work has been carried out by another local builder that knew what he was doing and over seen by the local authority and a structural engineer.
But my problem lies with my surveyor whom thinks that there wont be any differnce in price between a property that has been underpinned and one that hasn't, obviously we are trying to claim for our losses and our solicitor agrees with us, the surveyor has put a figure in of 5% difference but our solicitor tried to buy a house that was underpinned and it had already had 30% of the asking price.
My surveyor says that there isn't any evidence of such losses on a new build ie, underpinning a brand new property and then claiming for it, so i have said cant he make a stand and put in a higher figure but he doesn't seem to agree.
Oh and by the way unfortunatley it was a self build and we didn't have any warranty so we are pretty much on our own.
So back to my question does anyone out there have any hard facts on a diferrence in price between a underpinned house and one that hasn't been?:mad: :mad:

Has you solicitor spoken directly to the surveyor? Perhaps they could reach an agreement, worth a try I reckon.0

I've sold two underpinned houses at full market value.
Some people have issues with it, others don't. You have a very good reason for why the problem occured and why it won't happen in the future.
Wouldn't stop me trying to get compensation though! LOL
30% discount if it needed underpinning maybe! Otherwise I think marketing the house at less than market value actually makes believe there's something wrong with it!Everything that is supposed to be in heaven is already here on earth.
