Single brick porch with flat roof (Utility room use ideas)

We have a single brick front porch about 2mtr x 2mtr, with a flat roof. Its an old council outhouse before you enter into the property. They fitted a door to it a few years ago, so we gave it a window to create some light in the room.

At the moment, its open to the elements as it has a vent in the wall due to a gas meter in it. Its boarded out with some form of hardwood, painted over with laminate / skirting fitted. It has a light & a socket so was used as a storage place etc.

(Only recently, a dryer has been used in there which has started to cause some of the paintwork to peel. It looks a mess and ideally needs sorting correctly)

What sort of work would be required to convert this correctly, I imagine it would need the vent blocking up, all the boarding down and then some insulation putting into the walls. The work would be carried out by a builder as its a bit too much for us to take on.?

At the moment, its just a planning stage though it would be nice to make it into an "official room" that just a cold outhouse used to store wellies/umbrellas/tools etc.

I can only suggest that you take advice from the builder..

Dont forget though, get 3 written quotes, quotes, not estimates.

A sngle skin will always be cold, no matter what you do,so the builder may suggest another skin of brick

Not only makes the room warmer but also the house.
make the most of it, we are only here for the weekend.
and we will never, ever return.

The house is warm, this porch thing is an outhouse. The original front door is still in place, which is fully fitted with draught excluders. This porch was an old council outhouse, which i think they removed the wall when it was renovated, and fitted a UPVC door to seal the porch.

Instead now, it has a nice window which lights the cold room up. The vent is still in place for the gas meter, which we dont really want to block it up as we dont know if its required or not.

If the wood was not starting to peel the paint, we would leave it how it is.

Instead, we were hoping to have it nicely done as in its current moment it looks really nice when you walk in. Far far better as it lights up the hallway.
