I know those quotes for the roof are ridiculous, ( so are my foundations) out of 12 builders only 3 have actually bothered to quote at all, this has been on going since last August Builders dont seem to want any work and there is supposed to be a recession and no one has any work!
Its looking like the only way foward for me is to buy the materials in then pay the individual trades,I have enough hassles now I dont know I need any more lol it would have been far easier just handing the entire job over, and its impossible for me to be there a lot of the time so I have a vision of a lot of highly paid tea breaks if there is no one on site cracking a whip!
I have a roofer prepared to work on a day rate he got a quote locally for materials and was quite chuffed with the 70 quid a sq mtr. If I do have the 15000 tiles up there now that would be £17500 just for materials!
The expensive quotes we had for the roof the tiles they quoted on are max 19.80 a sq mtr, battening well under 5 quid and the underlay I just cant understand where every one is getting their crazy prices from.
I will be following your quotes with interest, I know mine is a bit larger than yours but being single storey I would think it should end up being a similar cost.
i think a lot of builders are not prepared to take the risk, people keep on saying to me a good builder will never ask for money upfront.
Now all it takes is a few awkward customers deciding they dont want to pay after the builders laid out for all materials and paid is blokes.
I think paying for your own materials and employing individual trades you have a lot less risk and so do the people who are carrying out the work.
I know theres probably less profit from the tradesman, but then again they havent got to worry about putting the money upfront to pay for materials to complete each job.
I know a lot of people in the building trade and they are really struggling, to ask them to do everything and not being paid until the end would be a very big ask.
thats why i dont think they are too fast at coming forward with quotes.
Im going to split my job into 3 stages,stage 1 footings, drainage, block work up to damp course, stage 2 brickwork up to roofplate and then finally stage 3 the roof, but i will provide all materials.
I will pay each person or persons when they complete each stage, and the buiding inspector is happy.0 -
It is difficult re deposits. I dont usually take deposits with my company and just normally ask that customers pay promptly once the job is finished to their satisfaction. Ive not caught a cold yet, but the thing that really annoys me is when they say 'ok we'll give the bank notice of withdrawal it should be with you in 30 days' This is really out of order in as much as they always have exact notice of contract start and approximate finish, which is obviously dependent on weather and usually correct within a couple of days. When we do jobs over 10k, I ask for a stage payment when we start the job and depending on the amount, sometimes midway through, but I always leave a balance of at least a third until the end in these situations. I think the most important thing it transparency and discussing everything with a customer. For me the worst customer to work for is a trade one as they are far more likely to go bankrupt on you.0

Have you had any further quotes for the ground work yet, and just out of interest did you get a builder to quote for the entire job before you decided to do the materials purchase? have you managed to cost out a price for the materials?
one of my quotes wanted 1800 upfront deposit before works start ( not too sure about that one) but then it was 5000 at the end of each week so I guess that would have more than covered materials and wages for that week which seemed like a good way to go, its a shame the quote was really silly on the groundwork especially.
I really think the way you are going to do the build will be the only way foward for us as well, All we have done in getting builders to quote for the job seems to be have wasted a lot of time! I dont actually know any trades only have 2 plasterers but I really cant forsee having to pay anything like the stupid prices we have been quoted.
Also if you provide the materials you know exactly whats being used, just the problems with trying to estimate whats needed lol.
and I am finding that non of the builders are actually quoting for what they have been asked to quote for so maybe thats leaving the other clause to screw even more from the job!
I have a mate who is speaking to his friend who project managed his own exective house build and he keeps saying I cant do mine which doesnt exactly inspire confidence especially as I have never met this guy so he is not judging me on known ability.0 -
