I've rented with 2 dogs. I paid an extra £150 per dog extra for deposit. I'm also renting out a house now and have said dogs allowed. From my experience, my dogs have only dirtied my furnishings - no damage to the house - as my house is being let unfurnished I thought it would be ok. My human visitors have broken light switch, both loo roll holder and towel holder have been pulled off the wall. Several scuffs on walls and teenage foot marks on bedroom wall!0

Totally agree.
I've had dogs. It rains, they go out, they smell. They bring the garden into the house, either a little or a lot. Some jump on furniture.
I would consider it if I had cheaper furnishings and was guaranteed a long let but if I had put in good quality light coloured carpets, it would be too much money lost (as they would need replacing at the end of the tenancy) to allow dogs.
In fact, I'd be hesitant in letting to someone who looked like a dog.0 -
It's not the dog's that are the problem, it's the dog owners, as many don't know how to train them properly, or more likely, can't be bothered.
The case on the prvious page of the dog doing damage when it was in a locked room is 100% the fault of the owner. It's not the dogs fault. Try locking a child in a room for the day and you'll end up with damage.
I would meet the family and the dog. You'll soon know if they are responsible dog owners or not. I would not let a house to people who had not trained/could not be bothered to train their dog, but someone who has raised and trained a dog well, would be more than welcome. I'm willing to bet they would even be aware of the stigma attached to dog owning tennants and thus more likely to take better care of the property.0 -
But will the dog owners pay for an industrial clean and delousing including the cost of new carpets ? If not, then why rent to them ?0

This is spot on. Many prospective future tenants or purchaser will be put off if there was a dog or a cat in the premises. I know one of my own kids gets an allergic reaction if she goes into a house where a dog has been.
I bought a place some time ago, where the previous owner had a dog. The garden was completely destroyed and most of the doors in the house were badly scratched.

There are plenty of tenants out there. Its not your obligation to be the local dog shelter0 -
Just an aside here, my husband's tenant rang to ask if she could keep a dog and as we have one small dog ourselves, who had lived in the said house for 10 years, he raised no objection ( husband that is!). However he was aghast when the tenant bought a Great Dane, we await developments with caution.
Please take a little more note of what type of dog is being considered.
However my tenants have 3 dogs, 2 Rotties and and an Alsation and my LA tells me these dogs are very obedient, the house is immaculate and the neighbours are very taken with them.0 -
my view is that if the dog is liklely to be home alone all day, then no I wouldnt rent it out to them - I do have a retired couple who are tenants wih a dog, and thats fine - tbh its a surrogate grandchildn for them I thinkn so. I did ask for a little bit more deposit though.
I always tell the letting agent that I will consider pets and children....those with either tend to stay longerNo longer an accidental landlord, still a wannabe millionaire:beer:

I am no lover of dogs. In fact I think on the whole they are dirty, smelly animals that seem to knock about 20 points off their owners IQs at the point of purchase.
Nevertheless, I firmly believe any landlord who denies tenancy of a family home to an individual due to them having pets or children, should be fired from a cannon into the Atlantic ocean and denied residence, assistance, or succour, in the British Isles again. Meanwhile the freehold rights to their property should be rescinded and returned to Her Majesty for use as a crash pad for her corgis.
The other alternative is that they should just at least feel ashamed of themselves.0
