    If there are fewer FTBs, there will be more families renting for longer, and wanting larger properties. This increase in demand will attract more BTL LLs to the 3/4 bed part of the market, although as others have said, probably as additional properties rather than by trading up from smaller properties.

    Tyre performance in the wet deteriorates rapidly below about 3mm tread - change yours when they get dangerous, not just when they are nearly illegal (1.6mm).
    Oh, and wear your seatbelt. My kids are only alive because they were wearing theirs when somebody else was driving in wet weather with worn tyres.

  • The housing market isn't a one way street though. Once the people in the larger family homes get rid of their kids, many will be looking to downsize which results in a circular market. We'll be looking to downsize to a 2 or 3 bed stone cottage when we retire, other people look at 1 or bed houses or apartments.

    Throughout my life i have come across people who are absolutely useless at taking the pi55, these people ALWAYS have to rely on jokes about somebodys mam.

  • BTL landlords, by their very nature are "investors" and as such would seek to spread their portfolio across more properties rather than buying one larger one.

    Can't see the logic in this.

    I would have thought that one large property, utilised as an HMO would give a better return on investment than buying several properties and letting them to individuals.
    Nothing is foolproof, as fools are so ingenious! :D

    Why trade up? It would incur more expenses (solicitors x2, stamp duty, estate agents fees, etc.) it would be better to just simply buy another investment property without selling one.

    That's fine if you are able to finance it.
