Do BTL investors trade-up? If not, will the pain flow up the ladder?

Have you ever traded up your caravan Jimbo?

I started off with a trailer tent, traded up to a caravan and then ill be buying a house outright.

Doing it this way enables me to steer clear of amateur BTL landlords who do not know what they are doing.

Jesus this is like getting blood from a stone! I said:

Why trade up? It would incur more expenses (solicitors x2, stamp duty, estate agents fees, etc.) it would be better to just simply buy another investment property without selling one.

    You answered:

Like i said, some lose the lot.

Who loses the lot? Surely you had an idea of who you were talking about when you typed it?

A lot of BTL landlords have done what you said.

The one around here is going to lose all 8 of his soon.

The point I made was that it is less cost effective to trade up! Obviously if you can't afford to buy another cheaper property, you can't afford to trade up either. Your point had no relevance to mine!

I wouldnt really try bothering to argue with Jimbo. Any man in his thirties who lives with his mother and sometimes in a caravan is hardly a serious commentator on the property market.

Snow here in London tonight, Jimmy. I do hope mum has tucked you in well with a nice mug of cocoa.

The snow is starting to land here in Dorking, I'm hoping the trains to London are ok on Monday. If they aren't I hope they are just all cancelled, what I don't want is long waits at stations waiting for delayed trains

I've tended to stay in the 2 bed end of things. Yield is about 8% currently - but I hope to nudge that up to 9% in the next few months once the rent reviews kick in.

Capital growth on my portfolio has also averaged 5% per annum over the last 3 years.

So a return of about 13% is about right - made all the sweeter by the tax write offs and borrowing costs at < 3%!!

    :)

rental yield + capital growth = return on investment.

mortgage free are we nollag? no you can't be, as you're going on about borrowing costs <3%

hmmm. it's almost like you have no BTLs.

Nope - not mortgage free at all. Why would I be? It makes no sense to keep BTLs without having any leverage behind them.
