Garage plans - how detailed?

We are planning to extend our separate single garage into a double garage towards the house (without joining it). We are going to go to the council to check Building Regs and Planning Permission, but wondered how detailed our plans need to be?

We will have the obvious of dimensions etc, but do we need to show footing sizes and depths, material listings etc? Anyone know of any links that show examples?

We are considering having someone draw up the plans for us, but to be honest if we can save money by hubbie drawing them himself (as he is the one who will be building it), then all the better. After all, the council may say we need neither Regs nor Planning.

  • If you're going to the council to check BRegs , take along a rough sketch showing where your property is, and where your garage will be in relation to the house, proposed increase in size etc. The planning officers are usually quite helpful in indicating (without prejudice) what chance your proposals will have, and what you need to provide for the application. You can then decide whether you can satisfy that yourselves, or need someone with the necessary knowledge / experience to do the drawings for you.
    A bank is a place that will lend you money if you can prove you don't need it.

    I phoned the local council and had a chat with one of the planning officers. After going round the houses a while, she said it would be ok for us to bring in the plans for her to say whether that is enough information for them to judge whether planning permission is required.

    With regards building regs, she said they had nothing to do with that side of things and did not know how the process works of finding out whether we need them or not, aside from reading the regs ourselves. I had already read the regs and do not believe we need building regs; however how can I find out for certain?

    Floor plans and evaltions of each side, existing and proposed to scale with accompanying site location plan at 1:2500 usually and block plan of site at 1:500 approx

    prior to all the rule changes, i used to submit fairly simple drawings to get pre planning permission.
    showing just the basic stuff, dimensions and scale to the main house etc...
    never had any real problems.

    im not sure what the current situation is like with the new rules on permitted development.
    Get some gorm.

    Kind of her. Of course, if she was really helpful, she would ahve told you about the Lawful Development Certificate http://www.communities.gov.uk/publications/planningandbuilding/developmentcertificates

    You only need to submit basic outlines for planning permission and not the full technical details. Your councils website should have details or examples.

    But first, be sure that this is not "permitted development", as if it is then you don't need to apply for planning permission

    For building regs, you need full technical details, sections and floor and maybe roof plans and a material specification. But if your husband is doing the work, and knows what to do, then don't bother with submitting any plans and just do it under a "Building Notice" - which does not require plans and the work is just inspected as normal instead

    But if under 30m2 (total garage floor area) and not joined to house then you may not require b/regs either

    Even if permitted development, wouldn't you need Part P for any extra electrics?
