scottish buyers help please

looking at flats in edinburgh at the moment all around the 85-96 k mark. What i want to know is what percentage of a mark up on the offers over should i go to and whats usually realistic.

    It's impossible to know, a friend of mine (a few years ago) missed out on a flat that went for 80% over the o/o price. That's the most extreme I heard, my folks got 30% over on their house when they sold (two offers within 0.25% of each other, slight suspicious I thought). Nothing on the market at fixed price?

    I guess you're just going to have to rely on your solicitor or surveyor to tell you how much to spend.

    Your mileage may vary, but I think the first thing to consider is - how much are you willing to spend on your dream place? If it goes to a closing date then it may be a case of offering as much as you can realistically afford, especially in the buoyant Edinburgh market.

    If it doesn't go to a closing date and you're happy to negotiate then your solicitor will be able to advise. I started at 15% over after a bit of research into what comparable properties had sold for and some advice from my sols although I laughed when they suggested this (and I'm further north than you). In the end the winning bid for the place I was interested in was in excess of 20% over the 'offers over' - and whilst I loved the house, there's no way I wanted to spend that kind of money for what it was.
