Some advice please,
We are in the process of buying a new build, shared ownership property in swindon, with a housing association.
When we visited the property a few weeks ago to measure up carpets, we were asked by the H A to point out any problems, which would then be fixed before our snagging day.
Last week we had our offical snagging day with the H A (not developer) and to our horror found that a lot of the snagging had been bodged up, or even in some cases covered up.
Lino cut short by 10mm by plinth under sink. Someone pulled the plinth off the legs under the sink unit to cover this and when i gave it a little tap it snapped back into place and the gap was still there.
All doors rattle when closed due to a gap of 5/6mm where the door stop was incorrectly fitted. They have bent the striking plate on the door jam to force the door against the door stop and stop the rattles. I think the door stops should of been moved over to correct this as the gaps were so big. Now the doors don't sit flush and the striking plates are all bent and damaged in some places.
Chips in bath are small, but apparentley ok according to the H A.
Water getting in from outside where the dpc was protruding under the door frame and had not been finished properly. They cut the dpc back and filled it with mastic about 15mm thick all along the sill of the frame and it looks a real eyesore.
The list goes on and on, and it turns out, that most of this work was done by a guy that works for the H A, not the developer.
We asked if we could see the developer on site to discuss some of the work and ask if we could have a fence installed at the front to close our garden off but was told "NO, it dosn't work like that".
If we were buying a new build on the open market, I think all of the above would have been sorted asap and the rest of the snagging list, but as the property has been handed over to the H A I think they are trying to cut corners.
What do you guys think?
Thanks Paul&lorna.
