Under Offer ? Meaning


My solicitor forwarded my sealed bid on a house (in Scotland) -closing date was today. This afternoon, still waiting to hear and decided to look at house again - your move have it online and it now states it is under offer. Estate agent web site states 'available'. Do I take it that it is under offer because the vendor has now accepted an offer (as would be the case in England) or is it different in Scotland?
Incidentally, my solicitor has still not heard from EA. Looks like it'll be tomorrow at least before i hear officially.

    Which 'estate agent website' are you referring to?

    Typically, with a closing date today (mid-day?), all bidders solicitors would be notified in the course of the afternoon whether or not they'd been successful.
  • Hi -NO, your move is not the selling agent -its on the main internet site. The EA selling the property is a scottish agent. My solicitor has not heard today -if he has, he has not rang me nor left a message. I fail to see why the property has been changed to under offer anyway, unless they have accepted an offer. My solicitor did warn me that he may not be notified today -could be tomorrow. I've just assumed that I have lost the property due to this change.

    Which 'main internet site' are you talking about?

    If they haven't got back to your solicitor to advise if you've won or lost, then it's possible they haven't got back to anyone who was offering.

    So which site is it Under Offer on, and which 'available', 'cos I still can't figure out which you're referring to ....
  • Hi -the house is now under offer' on the estate agents own website as well as on right move.(which lists many houses from different agents). Solicitor rang me just now and said I didn't get the house. It is amazing -apparently I missed by a 'good chunk' (interpret as you wish) and so I can only sum up that the vendors are pretty much the luckiest vendors in the uk today, having sold a home within 4 months and, by the sounds of, securing either the asking price(around) or not much less. My offer was only 6% less so they did rather well. Either that or I will see the house back up for sale in a week's time!

    Whereabouts is the house? City/rural/central belt/borders?

    What was the Home Report valuation in relation to the asking price?

    You shouldn't see it coming up for sale again - if the accepted offer falls through, typical protocol is that the selling agent will go round those who submitted bids at this stage to see if still interested.

    If the house was 'under offer' it means the vendor has accepted an offer. Obviously it wasn't yours or you would have been told.

    All websites aren't updated at the same time, so Rightmove may say under offer while another site may still have the property for sale.

    You've now found out that you weren't the lowest bid and that someone else offered closer to the asking price. I assume you offered what you thought the house was worth and wouldn't have offered more? I can't see what the problem is then?

    Just out of interest, many houses do sell for the asking price. Ours was sold a while ago for the asking price and the sale went through very quickly. It really depends on whether the asking price is high or low and what people are prepared to pay.

    Still not quite sure what you are asking though!
  • I was initially, in my first post, asking if 'under offer' on closing date day in Scotland, means they are considering the offers in (the sealed bids) or does it mean (as I know it does in England) that the vendors have accepted a particular offer?
    I asked this because that was the situation on a house I made a bid for, yesterday. Clearly I wanted the house and thus was desperate to know if I was the lucky bidder. Sadly, the case was that they had indeed accepted an offer -not mine. However, whilst the EA was quick to change the status of the house advertised to 'under offer', the vendor's solicitor was not in a hurry to inform our solicitor of our bad luck. We found out this morning. However, I had already concluded that we had lost. Whilst some houses may well sell for the asking price as you suggest, prices continue to fall and yes, we offered our maximum anyway. It was simply not meant to be and this morning, having deliberated for a good while over it, we are now looking for suitable plots of land and intend to have a stressful 2012 in order to build our own 'suitable' home. Have had enough of property hunting to last me a lifetime.
    Please consider this thread well and truly closed now on this matter. Thanks to those who replied.
