Hi everyone;
Just curious - I went on the market on Monday this week and the Estate Agent is lining them up (3 viewings already, more booked this week) - what's the quickest you've seen a viewer submit an offer?

We made an offer on the house we live in at the moment about two hours after viewing it (it's in a very sought after area and we'd been looking for a while with baby on the way). We're going to look at a new place this afternoon also in a hot spot (10 years later I hasten to say - we didn't buy in haste repent at leisure!) so will let you know if we better the record...0

Next day. I don't think I've sold to anyone that made an offer later than the day after their viewing.
Any offer I've had on the same day has been withdrawn. Impulse, I guess!
Make sure you ask for honest feedback from your EA. !!!!!footing around doesn't help you sell!Everything that is supposed to be in heaven is already here on earth.

I sold my house last august (well, sold in December). I arranged for the EA to visit my house on the Monday to take photos, signed the paperwork etc. Told to expect the brochure by the end of the week for approval. Tuesday, I got a call asking if I could do a viewing Wednesday afternoon, did the viewing and had full asking price offer by 4.00pm. A day or so later I got my brochure for approval and my For Sale board went up, immediately followed by Sold!
Technically my house was never even marketed. I was very glad I negotiated a reduced fee of 1%!!0 -
When we were trying to sell someone phoned up and tried to offer on the house without even viewing it. Another guy came, ran around the place, called his brother in law who came around and they offered 10k over asking on the spot.
This was a result of our mental market here rather than how fantastic our house is.Stercus accidit0 -
Talk about timing! Just 2 minutes after starting the thread my Estate Agent is on the phone with an offer, from a couple of viewed last night!
It's 10K below my asking price of £179,950, but with so many viewings lined up i've not accepted straight away - just been talking with the EA and he's of course going to try and get them up (175?) and tell them we will let them know by Friday if nobody else has come in with anything better....0 -
My brother in law has made full asking price offers after being the first to view 2 properties in the past few months only to see the seller back out in each case saying that the agent must have undervalued their property if the first viewer offered full asking price!No reliance should be placed on the above.0

I've wondered about that; but in this case there's a natural limit placed on the value of mine (and similar properties on this estate) by the amount that developers are asking for nearby almost equivalent new-builds.0 -
We're guilty. We offered on the spot for the house that we exchanged on yesterday. It was a risk, but it had just come back on the market after the previous buyer fell through, and as it's just about the cheapest house in the village, we knew we wouldn't afford anything else in that location. Plus we loved it straight away. We didn't want anyone else to see it so we sounded out the vendors straight away and secured it for £11k less than the asking price (still a stretch for us).

A house came on market mid jan on a monday, is had an asking price offer on it by thirsday, we viewed on sat, offered asking price(not knowing about other offer). So went to full and final offers and went 3k over the asking price. If you've got interest off multiple parties you could be laughing.Saving needed to emigrate to Oz*September 2015*
£11,860.00 needed = £1,106 in savings

We viewed the house we are living in now at 10am on a sunday morning as I walked out I knew we'd live there and offer 202K Hubby needed to be convinced slightly. But on the way past the EA we popped in and offered that, we only did that as the Vendor had other people viewing all morning and its in a very sought after area, this was about 10:45 and the offer was accepted at 12:45!!!!House purchase completed 6th December whole process took 4 months.
