Quick sale of house.

Hi.
I've been looking at the forums for a while now and reading all the posts regarding selling and renting back. Although this option is tempting it doesn't seem the option for me as i want to sell my detached house and buy a smaller house in order to pay off my debts (currently approx 30k). Due to them only offering around 70% of the market value this just isn't a good option as it wouldn't leave me any money to place a deposit on a new house. I'm in a well paid job but have these debts from when i was younger, and drummed up loads of debts with credit cards. Currently my wage goes on the mortgage, loan, credit card, and household bills leaving none for any family activities.
Does anyone know of any companies or ways on how to sell your property for around 90-95% of its actual value, as quickly as possible and not get ripped off by the many sell and rent back companies out there.

You could sell it pretty quickly through an EA if you marketed at offers over 90% of their valuation.Everything that is supposed to be in heaven is already here on earth.

Hi do you actually want to sell and move out or sell and rent back? We have recently gone on with an agent with the view to sell and ideally rent back but found that it would be better to sell at market value and rent else where, but today it turned up trumps we had several offers all around the same price and one wanted to buy to let, we agreed and fingers crossed the sale will go through, I have to say the agent was so surprised we actually got the deal we wanted and so are we, so this could show this is not the norm, but what I'm saying is you could try this way first and see how you get on, all these offers came through with in one week of being on the market.:beer:0

What are the best times to put a house on the market in order for it to sell in a reasonable amount of time?0 -
We put our house on the market 6 months ago at around 90/95% of the market value & we had 4 offers on the 1st day, the couple we sold it to actually paid £2.5k over the asking price to secure the property. If you price it right you should be OK.0

Although peak property sales probably occur through Spring /Summer by tradition, there is in fact no 'best' time to sell - property in demand will sell at any time of the year, you only need to find one buyer for your home.
If you want to sell quickly, just get your home on the market - the quick sale companies are really a last resort for the incredibly desperate.
You can maximise your chance of selling by looking at multiple routes to market:
1. Talk to a good local agent.
2. Advertise online (privately) with a decent professional property website (which won't conflict with a sole agency contract and can save you the commission if you sell to a private buyer). You can find the leading ones by googling for "sell my house privately" - ignore the sponsored ads which will mostly be the 'quicksale' companies and look at the main search results for the established advertising services (left side).
3. Advertise in the local press referring to your online information to keep the ads small and cheap.
4. Use a for sale sign (again get this privately, don't use the agents sign and you will avoid paying the agent) - this is one of THE most effective selling tools.
5. Try leafleting homes in your local area directly with your property details, particularly smaller homes who may be looking to 'upsize' to your type of property. You can get B&W A5 leaflets printed up fairly easily and cheaply.

I currently have my property up for sale on the house ladder website and I've just recieved a phone call from a person claiming to be linked to a property invester. She claimed that her investor gives 85% of the survey valuation now, and then the remaining 15% of the valuation in 1 - 5 years time depending on the housing market. however she claimed that it would be no more than 5 years down the line. She also claimed that i would have to get the survey completed.
Has anyone ever heard of this before, It sounds too good to be true and theres got to be a catch somewhere.
Can anyone help with advice. Should i stay clear?

You must be joking. 15% in 1-5 years time depending on the market? So if house prices go down or your buyer disappears?
How about as much as you need, right now? Sorry, but if you can afford a house, you can afford a house.
Did you talk to the EAs the other day? Seriously, you could be under offer at something close to market value within a couple of weeks!Everything that is supposed to be in heaven is already here on earth.
