    Ring your managment company, they may have building insurance set up for the property (mine does) and then its should be straight forward getting it repaired.

    i don't think it is your responsibility to put the ceiling right , it should be the landlord or the tenant above

    If I contact the management company will they be able to assist?
    The landlord did not say anything about puting the ceiling right... They only asked me to let them know if it re-occur again...

    You do have buildings insurance but indirectly and it will be done on a block basis and charged to you via the service charge.

    Buildings insurance should cover the cost of remedial decorative work due to accidental damage and so yes the management company should be the ones to arrange it. Thats what the freeholder pays them to do and that's what you pay your service charge for. It would, however probably be quicker and easier to do it yourself if the damage is minor and the job a simple/small one.

    The neighbour upstairs must lift the floor boards and look under if there is water. The building insurance has this cover of accidental water damage. If you do not have a share of freehold you probably ask the landlord/management of the block. We have a sh/f and a management company and each flat contacts directly the insurance. I had the same problem from the upstairs and the insurance paid the redecoration of the my ceiling minus excess. The insurance will want to know if the problem was fixed.

    Write to neighbour saying 'you want to go ahead and redecorate, so if you do not hear from them in X weeks you assume they fixed the problem" . Send letter recorded, keep receipt. If they have not fixed the problem, and the water runs again, you repair again, go to small claims court and get the refund for all wasted jobs.

    Some management, do not want to put the claim if the block is in disrepair because the assessor tells that is wear and tear, we ve had that too. But still whatever the response is , you need anyway to write the letter above.

  • this is why people get home insurance. i think you should at least talk to the landlord regarding this issue. show them the damage. be polite at first . If this doesn't helps, you can consult a lawyer
