Chattels

Hi does anyone know of any solicitors that can help me with a purchase of property that includes chattels?

I have found a property I like around the £250,000 price but the seller would really like about £257,000, does anyone think I can find £7k of chattels legitimately, or will this be hard to do? I really cant afford to spend any more than £257,000 and might not even be able to afford that, I know I can deffo go to £253,000 plus 1% but not 3% SDLT.

Any help would be appreciated.:beer:

    Your vendor will be very lucky to get £257,000k from anyone.

    Have you offered £250k? If is rejected then I think £250k plus £3k for chattels is a more than generous offer.

    £7k is a bit over the top, in my view. You need to be able to list what you are buying and their values (as they are, not new).

    I was thinking that carpet doesnt really loose value if it is already fitted and looks new, as It woudl cost me alot for replacement. Has anyone just had a lounge/diner fitted with nice thick carpet around 23'7 x 10'5?? if so how much was it plus fitting?

    PS anyone know what is a chattel that isnt obvious, I know things like potted plants are, but how much are they worth?

    Also can the vendor sell art? there are some nice paintings painted by the vendor that they are willing to sell but how do you value them?

    So do I. Any more will attract attention from the tax man.

    Basically anything they leave which is not structural can be classed as a chattel, but you must be realistic in your valuation or may get a nasty surprise when the taxman comes knocking.

    I doubt the taxman would class their paintings as worth more than the cost of the materials, unless they can prove that they have "sold" another piece, independently.
    Don't see the point anymore in offering advice to people who only want to be agreed with...
  • Damn. Can I put 3 x paintings + frames, = £xxx?

    Also what actually goes on teh SDLT form? can you not just put house £250,000 and then agree amongsts one another that we will buy their items for £xxx? or do all the items have to be individually listed on the SDLT form?
