How much for a 5m x 3m new flat garage roof?

Looking to get my 5m x 3m garage flat roof replaced. It will need re-boarding with OSB3 and I would like it finishing in EPDM or perhaps Fibreglass.

Would like to get someone in to do it(I know this can be done DIY but apprehensive over removing old boarding and relaying with slight pitch etc),

How much should I expect to pay?
Had a couple of roof quotes of £1500.

    You dont need to put a pitch on a flat roof. In terms of materials you can price up online http://www.rubba-seal.co.uk/ etc for the membrane, the substrate price depends on what material you want to use but Im sure you can search for that easily. Its a days work for 2 men so factor that into your cost.

    my mate has just paid 850 quid for a similar size flat roof.
    new wood and new felt.

    dont get conned by the new rubber/FG materials, they are not that much more expensive to buy.

    the pitch should be already built in, via the joists.
    or via wedges.
    Get some gorm.

    15m2=6 osb £120ish
    misc timber £25
    waste disposal £50
    felt roof £30 per sq metre =£450
    fibre glass £60 per sq metre =£900
    2 men 1 day £400
    all prices plus VAT

    felt roof £1045
    fibre glass £1495

    Felt done properly will last 20-30 years
    fibre glass 30-50 years
    either done badly not very long!
  • Don't use Felt or Fibreglass as a weatherproofing, they are passed their sell-by-date, there are better flexible material available today which move with the building and proved a very much better long-term solution. Fibreglass causes extreme stress in a roof, look at the number of roofs which have their edges raised due to contraction stress of the cured fibreglass. Also it is highly prone to UV attack and delamination.

    A flexible membrane is essential for a long term solution and these are available today which will far exceed the dubious claims of the life expectancy of felt and glassfibre.

    EPDM is just one of the material and if fitted seamlessly definately will last yourlifetime. Costs about £35/sg.mtr.
  • epdm has got to be the worst out of the lot never seen one live up to its billing nasty diyer ! high tensile felt or grp only
  • EPDM might be fine.
    But not if it is laid on top of an uneven surface -such as the old worn roofing felt; and if it gets damaged, say, by someone standing their ladders on it at a later date it seems very difficult to repair well. Part of the problem is actually finding the location of the hole!
