HELP - Buyer withdraws offer!

Can anyone help me, Ive had my property on sales since November, had an offer the the guy never got back to the estate agent, eventually found out he made an offer elsewhere.
Had another viewing at the weekend, offer was made, we accepted and now had a phone to say offers been withdrawn. why do people do that!
Altogether had about 8 viewings!

Well, the very good news is that you've had eight viewings and two offers. Even if they were time wasters, there's some comfort to be found that on the whole, people think it's worth what you're asking.
Eight isn't a massive amount of viewings however. Is there something thats means you won't get a lot like being quite rural or at the top of a price bracket?
You're also learning that you need to get offers qualified and things moving quickly. Hopefully, your EA is chasing things up for you and weeding out the timewasters, which it does sound like they are doing.Everything that is supposed to be in heaven is already here on earth.

Doozergirl - It's a big commitment to buy a house. The term "timewasters" is not appropriate for such a commitment. They may have seen somewhere else. They may have decided the financial commitment was too much to take on - because it is the biggest financial commitment you will ever take on, and it is not unusual to have doubts after you've commited (a bit like getting married). It could have been a change of circumstances. So don't be so judgemental - it is a heck of a lot of money to spend - you've got to get it right. It is very uncertain when you are buying. At the end of the day, better for them to pull out early.
I haven't ever been a timewaster by btw - i just think it is very difficult - especially as houses prices are so very high, it's hard to want to commit.
Spice - I wouldn't worry. Your house has been on for quite a short time in this market, the market isn't too hot in most places atm, so to have eight veiwings is good. I know people who've had their house on for longer than yours and have had no-one or one veiwing. If two people have even considered offering, even if they don't buy i think that's promising. You could always ask the ea to find out what it was that changed their minds. I know it's frustraiting, but sit back, and don't think about it.0 -

timewasters are people who have nothing to do on a weekend. my oh is an ea and ive lost count of the times he's had to show people around houses who are just "browsing",often after office hours and esp on sundays.Bring back mark and lard NOW! or else (please) clique member no. 10 :j

Apart from the fact that I didn't actually refer to anyone directly as a timewaster, the fact that people have made offers without even beginning to follow them through means that they have, to some degree wasted the OPs time. Someone who can't even be bothered to tell an EA that they've had an offer accepted elsewhere is, without question, a timewaster.
I'm not judgemental at all. I've had people change their minds before and I don't begrudge them that at all. Doesn't mean they haven't wasted my time.
So I'll thank you not to "be so judgemental". That's not one of my worst traits, thanks.Everything that is supposed to be in heaven is already here on earth.

I wouldn't recommend changing EAs at this point without more information. They do seem to be chasing up on the potential sales quite well and this is a really important thing!
It is a quiet time of year but is there anything you think might put people off? If you're prepared to post a link to your property, then people here are generally eager to give their feedback.Everything that is supposed to be in heaven is already here on earth.

I think "timewaster" is appropriate, even though Doozergirl did not refer to the buyer as one.
The buyer should have thought through the commitment before offering. I wouldn't dream of offering unless I was sure I wanted to buy and could afford to buy.0
