I found myself a place just outside my budget - but that I felt I could afford. I eventually paid the asking price (rather than my super discounted price) and my parents agreed was an OK buy (not too much work, liveable, in the area I wanted and most importantly a little underpriced for a quick sale)
The offer was accepted, so I started looking for a mortgage. I lost my first deal, which was annoying as this was due to my estate agents inefficent system.
My second deal required me to jump through hoops and fortunately I secured it before the rates rose a second time!
Unfortunately the vender went AWOL - no one could tell me when he was back - apparently he was looking abroad for a house (Japan actually). He's still not found anywhere but may rent anyway. He arrived back yesterday which coincidently was the day the valuation team from the mortgage company arrived on his doorstep unannounced. He dropped the paperwork in today (my solicitor has been waiting for it, though it is only now in the post) but I may even be in by this time next month! woohoo!

I think Im finally at a similar stage as you with valuation being done on Thursday. Ive had a lot of bad luck for 6 months buying and selling. It'd be nice to keep track of what stage were both up to along the way. I hoping to exchange in 3-4 weeks(fast track mortgage app, due to their mistakes) and completion in May unfortunatly due to the vendors of the new property not finding a property themselves yet. At the moment Im happy with an exchange. Im due to exchange on mine this week/beginning of next week and completion in March hopefully.Saving needed to emigrate to Oz*September 2015*
£11,860.00 needed = £1,106 in savings
