Offer letter to estate agents

Having viewed a house and made three previous offers, my wife and I have agreed a figure to offer on the property as a final offer. We have been advised to put this offer in writing, stressing the reasons for the offer (the property will need some work done to it), but I am unsure how to word the letter.

Has anyone put in an offer via letter before now (or is this the norm?) and did you find/use a template on which to base your letter?

Any info on wordings and suggestions are appreciated.

    After some thought, we have decided to make a final offer of £X on property Y. We feel this offer reflects the value of the property in its current condition. In arriving at this offer we have taken into account the updating work that is needed.

    This offer is valid for 7 days, after which we will look at other properties.

    I would also stick a copy of the letter through the door of the property!

    I would like to make a final offer of £ on the above property. I am in a strong position being a (cash buyer/SSTC/FTB with deposit in place) and have a mortgage agreement in principle which can be confirmed with my broker. I have a solicitor appointed and ready to start the conveyancing process at the earliest opportunity.

    This offer is based on (list work needing doing or details of other cheaper properties either on the market or sold). I am happy to be flexible with regards to the vendors required completion date.

    Full details for my mortgage broker and solicitor can be provided at your request.
