We are buying a flat at worth £170k on a mortgae, anyone know a ball park figure for the solicitors fees ?

The yourmove website has a calculator for calculating rough buying and selling costs based on the property prices.
I assume it's leasehold. As far as I understand this will incur more fees with a solicitor as it's more work for them to deal with.
Anyway, most solicitors will be happy to give you a no obligation quote over the phone for prices and a breakdown of costs. They should put this in writing too. Enabling you to play them off against each other for a good price.0 -
Be careful to get their hourly rate up front, an estimate of hours and ensure that if things get complicated (and they can with leasehold and freeholders) that the solicitor 1. gives you warning of extra costs and 2. can account re a detailed breakdown of hours spent.
We just had a difficult and acrimonious conveyance and our legal fees were 3x our solicitor's quote. She did minimal work (we did most of it) but we had to keep her informed by email of latest developments.
We were really shocked by the bill. Plus it's now 3 weeks since completion and we have still not received some key documents due to be delivered on completion.
Ask if phone calls to him/her from you are charged and at what rate?0 -
