There needs to be either 8 weeks in arrears or severe damage, which would make the property almost inhabitable for AST’s.
I know it’s not a nice situation to be in, however it’s there to ensure that in many cases you (and/or the mortgage company) are getting their rent for the full term, and that the tenant has somewhere to live.💙💛 💔0 -
If you want to incentivise him to leave then tell him he can leave whenever he wants even if you have to refund him some rent for that month. In addition to that I would offer a sweetener of 30 days rent to go early, but explain that will reduce by a few days a month the closer you get to the end of the tenancy (because you're making a loss etc etc).
Explain to him that you will have to give him a Section 21 anyway and at least this way he can look for another place at his complete convenience and have his moving costs paid.0 -
All the things you're complaing about - mirror, fixtures etc are why you took a deposit.
They come with the territory.
You're moaning about having no protection - you basically want the legal right to chuck tenants whenever you want because they're making demands you don't like.
Someone please explain to this man what a real tenant from hell is like.0
