Negotiating directly with sellers - tips required!

It is a different thing, selling without agents to cut out the fee. Fair enough. But when an agent has been instructed and find a buyer, they have earnt their fee.
Where have people been suggesting 'cutting out the agent'? Whether they deal with the sellers direct is another matter. That again is fine. But the sellers will still have to pay the EA.
Sometimes you will never meet the agent. Most viewings are conducted by the sellers (in my experience). They're there to find a buyer.
If you're selling, wait until you have a buyer before putting in an offer. You're not proceedable, so there's zilch point in making an offer on something. It might take 6 months, the house might still be on the market, the price might have dropped... why would they take it off the market if you're not proceedable? You're showing your cards by agreeing an offer before having an offer on yours as it gives you no more negotiating room if you say get a low offer on yours.
If you called the agent about the house, even if you heard about it through someone local, they get their fee. You should've approached them direct if that's the case.

I didn't say I was going to put in an offer now... If you look at my earlier post I mentioned that my house is going on the market in the next 2 weeks, I wouldn't dream of asking anyone to do that. My house could take a while to sell too. It was just something I was asking advice about, simply because their house has been on the open market a long time now, with little interest. I wouldn't be surprised if they swap agents soon in all honesty, or like you said, drop the price...Whoever said 'Money doesn't bring happiness' isn't using it properly.
