We got our valuation back today. All ok, needs new boiler (soon probably) but we knew that when we offered and some other bits and pieces. Nothing major - we are not renegotiating because:
(a) the seller will not accept it - we already got 20k off of asking and
(b) we knew these things when we made the offer0 -
I think it depends on if you got a good offer accepted, how much property is etc?0

I remember when we bought our current house 15 years ago the mortgage valuation said 'Roof will need replacing - or no mortgage'. We got another report from a surveyor who said the roof was fine & the mortgage company accepted that. 15 years later the roof hasn't been replaced & we are still dry!
Also, how can you say the roof needs replacing in 3-5 years? Either it isn't sound and needs replacing (or work done) NOW or its ok. Surely?0 -

Aye, once it starts the whole roof really ought to be replaced. But it usually starts with one or two moving and slipping. I read G_M's point as being "if there is no sign of the roof starting to go yet, its probably got a bit of life in it" so no need to panic about spending on a whole new roof just yet.0 -

I have the same issue myself. Bought 5 years ago. Original 1930's concrete asbestos tiles and roof timbers. However we have made provision for replacement.
The high winds not so long ago had us concerned.0 -
I am in a similar position and have rung EA to open renegotiations and they have asked for paperwork to back my position. Is this common practice and acceptable?
As a vendor, I would automatically ask what the property's been valued at and take that as my guide to a request to money off for "essential" repairs.I am a mortgage broker.
