  • The landlord must be licensed for HMO I think.

    Also, you can't just divide the total by four - you can't expect the poor sod that ends up in the box room to pay the same as the lucky git who gets the ensuite.

    You need to agree several misc things like thise before hand.

    If you decide to do this and take out the tenancy in your own name, I recommend you get significant deposits from said 'friends' and ensure you always have the money in advance.

    You don't want to be chasing them for money when it's rent day - you want to making arrangements to replace them a month before if they don't pay you.

    Otherwise, you'll almost certainly end up paying 1/3 of the rent, not 1/4.

    OP's verifiable income may not meet the necessary level for signing up to the tenancy by himself.

    OP would need LLs written consent to sublet to others and why would LL want to agree to the OP doing things this way when a joint & several liability contract gives the LL more potential options for pursuing any unpaid rent.
