I echo all that has been said.

There are not many people who over the last few years (per 2007) have not made money on property. You are just not that special! Sorry!

This does not make us property developing geniuses, it makes us lucky. The rising market is what made your money, you would have made it if you had done nothing to add value to the houses, infact you may have made less by the work you did.

I would not stake my family home on the possibility of a small profit today, frankly you are better off comfortable in your mortgage free home than attempting to make 20k by slogging your guts out, risking a place to live and the comfort of your family.

Never, never risk your home, if all else fails you will have your home. (Please note I said home not house)
