how to build a room in the loft?

    I am in the middle of a loft conversion, a study, living/bedroom with small cloakroom, all in £22,000. Done by a loft company, with full BC, stairs, drainage, electrics etc....
    The amount of work and effort makes me very glad to have professionals and have it all done and ready to decorate and carpet in 5 weeks.

    I think if it didnt have trusses id just board it and use it for storage/ kids den (maybe)

    Otherwise id either leave it or do it properly

    You wont do it for 4K

    I had to go up in the loft to see hence the delay. Mine is something in between, and there are a couple of joist in the middle of the floor holding up the roof, ihave to learn to take picture and down load which i will in a couple of days. So I would say there are some trusses, and despite that there is enough room for a big room and may be a toilet.
    Can't the drainage be integrated with rthe existing one's? My existing one is easily accessible and we can fit a T there. Doozergirl,and Dwardysshadow
    Lief and others have pointed out about the effect of re-sale value, which worries me.

    Th resale value will only be affected negatively if you do a bodged-up conversion which is neither safe nor legal. It's unlikely that a proper job can be done for much under £20-30K.
    No free lunch, and no free laptop ;)

    those prices are charged by the loft conversion companies. usually marketing companies similar to the DG cowboys.
    a proper local builder could do the same job for a half or two thirds those prices.

    diy it and you will half the builders price again.
    Get some gorm.

    OP I think that perhaps its time to sit back, consider your skills and knowledge and reassess the job taking your own limitations into account.

    Bearing mind the potential drop in value of the non BC approved route a properly approved, even if DIY, conversion may not cost any more in the long run, if the work is good quality.

    Loft has to be built, I think i will get a couple of quotes and see where i am?
    On the other hand, i could change the spec to bare essential and get the builder to build a 'shell' which i can improve upon. Having said that, i am not very good in finishing neatly, so i have been told.
    I think, a 're-think' is in order and should not get emotional about this.
