Hi, I actually rent a property through Clearlets. In Rosyth. I've only ever paid Clearlets and have stopped my payments since I've heard they've gone bust. my question is how do I get in touch with my actual Landlord? I have no contact number and no name to go by.

If anyone in this forum who knows a Landlord near the Hilton Hotel Rosyth or owns a house in the near vicinity please let me know.

    Thanks.

First, have they definitely gone bust or have you taken a decision based on hearsay? Are they still trading in administration? Have you tried writing a letter to them asking them to provide you with the name and address of your LL?

I'm not sure if Scotland is the same, but in England/Wales the Land Registry may have details which can be obtained for a small fee (£4).

If you have no luck there, and they are definitely not still trading, then put your rent payments into a separate account(so you're not spending them accidentally) and wait for your LL to get in touch...

I agree with B&T, especially about getting the rent paid direct to you, however if the agent has not actually ceased trading you should pay them the commission agreed in your contract.

I have no sympathy for bad agents but a contract is a contract.

In the interests of Karma, have when you arranged the tenant to pay you directly, you could ignore the LA's phone calls for a few weeks...

    See local press report here

The company website to which the press report refers appears to have now been taken down. Although it mentions a Clear Lets company as being listed at Companies House as dissolved there are two other possible contenders which remain active
(one has Fife as part of the name and the other has Kirkcaldy

OP - as Yorkie says, put your rent to one side for now. As the press says that the local police are investigating the company it may be worth you contacting them rather than having to pay out fees to track down your LL.

You could also contact your local Council's private sector tenancies officer/search the register of landlords using the rental property address.

He does say in the first post "the tenants paid on time".

OP - I would think carefully about paying the cancellation charge, if they do go bust very soon then maybe they wouldn't be in a position to chase you for it and you'll be £300 better off.

If the agents are not passing the money on on time and the tenant is paying on time then you may have a free way out due to breach of contract. Check the contract you have with the letting agency and what it says about payments.
