Do I Need Planning Permission??

Can anyone help me...
We live in a 3 bed semi with nice size garden & detached garage @ end of garden. 6ft fence in between gardens & the house has had no alterations previously. The front of the house faces a main 'A' road & the back is to the housing estate.
A few people have told me I may not need planning permission if there is no road, bridal way or footpath behind the house... is this correct?
The conservatory will measure 3.8m width x 3m length & will have a realitively low roof.
Hope someone can give us guidance. I have asked local council & have to fill a form in which takes 10 days to return but someone on here may have knowledge!

Conservatories are classed as 'temporary structrues', so don't generally need planning permission if they don't exceed certain sizes (not sure of the proportional calculation, but your seems 'normal'). You would need planning if the structure is being built alongside a public right of way.
Providing you are not intending to have the conservatory 'open-plan' to the interior, you probably won't need building regs either - which would have additional insulation requirements.
If you are sourcing from a conservatory company, they will be able to advise and handle.0 -

because whatever permissions you may or may not need under planniing and building regulations, there may be covenants requiring someone else's consent (usually the original builder) for alterations and extensions which could include a conservatory.
