    Well it was his money... now it's my money. But it's a paltry sum anyway as rents are crashing. :)

    Every rental transaction involves a landlord and tenant.

    Every rent payment transfers money from one to the other.

    There is not less money in the economy if rents rise, nor more money in the economy if rents fall. The money in the economy remains exactly the same. Just in the hands of different people.

    That is so, you raised important points. This is so in most of the buy to rent market. The rent is used to pay the mortgage, the banks. Not all rentals are like that but most are. Buy to rent does not produce much or anything. Few landlords make improvements in their lats. Many buy to rent landlords can become a problem to the non letting landlords, because they do not want to pay the service charges. Some managemt of the blocks does not work. The managing agents cannot recover always their charges from the LLs of rented. We, the management cannot recover anything since 3 years from the LL who has a let flat . No point going to the LVT.

    It is not like the hotel and catering where so many people find job, cooks, waiters, maids, cleaning, bedlinen and offer services to a standard required.

    The rentals is not a regulated industry and agents are not regulated. The worse part with the buy to rent is this: rented flats are not looked after usually, because the LL wants to pay the mortgage, and the flats fall into disrepair. Mortgagees do not seem to ever care or check; I know this because there is buy to rent flat upstairs that has caused the rest of LLs so many problems that I cannot get insurance for tenants damages in the communal areas. Again this does not happen in all the blocks, the larger blocks are better, it is the small conversions of 3 to 5 flats that have the always problem.

    I would say absolutely no chance! the joker actually thanked me on this thread (which possibly shows that he is open minded), believe me there is no way that geneer would ever thank me.

    You know what, you might just be right. Geneer has disappeared recently and I wondered whether he had been banned (but it could just be that KFC have increased his hours). It would be just like him to criticise others for having numerous accounts and then just to rejoin under a different name if he was (rightly in my view) banned. Incidentally I believe his two year of home ownership birthday is in the next few days - hope he pops in so that we can wish him happy birthday. ;)

    It's been nice and quiet lately and I wondered why.... no trolling, no thread trashing, civilised debate has returned in several threads and we even seem to have a few new posters form elsewhere on the forum popping in now.

    geneer posted on the Investments board yesterday, stalking me. If you look at his history, his last few posts consist soley of him trying desperately to get attention off me. It's a new level of desperation for him to go onto the investments board where he has never been before to make some sad and pointless comment to try and attract the attention he craves so much.

    Needless to say I merely ignored him, he's diminished so much since he admitted that he had become a property bear and was cheering on Edinburgh HPI since he 'bought'. Amazing how quickly these selt-titled Bears turn into HPI cheerleaders once they have bought a house. :naughty:

    He doesn't come onto this board now becase, as I predicted, he can't be a bear (especially as he started cheering HPI), he can't discuss the economy (he doesn't know how) and the can't join the Bulls (because they won't have him). He'll probably hang around some of the other boards that his old 'enemies' sometimes frequent, desperately seeking attention, but he'll get bored with that eventually and will probably end up in some flop house, drinking petrol and gibbering "mnnnmmnngrrr Renno Renno Rennovation man, grrrnnnn made me look a fool fghhgggnnnnn. Grnnnn made me jump through hoops for gnnnn entertainment of forum gnnnnn". :rotfl:

    Not quite true Hamish.

    As a landlord, if I increase my rents by say £100 pcm, okay that full amount is transferred to myself from the tenants, however....

    That additional £1200 per year goes straight onto my profits, meaning I am taxed on it.
    I'm able to split that profit, meaning I'm not incurring the full 40% tax, but ultimately that £1200 from the tenant becomes say £800 into my bank account.

    Could this be another reason why governments are keen to reduce council stock and receive "unearned" ;) income from landlord taxes
