Removing light fittings -laws

The house we are buying are taking with them some light fittings I have no problem with this but do they have to be taken out by an electrician as they are wired into the ceiling

I'd want them to put something it their place .. Even if they were just basic log pendant fittings.

But be careful when you move in - exposed wires can be dangerous!0 -
If they don't leave anything that you can safely use, either make it a condition of the sale that they do or get an electrician in on the day you move in.0

I believe I read in my paperwork that if I wanted to remove the fittings, they should be replaced with a simple ceiling rose or fitting and a basic switch. Not a law as such but good practice. Ask your vendors to confirm they'll do the same.0

Moving house is stressful enough without having to arrange an electrician and then discovering a monkey with a screwdriver and hammer removed the light fittings requiring ££ of work.
If you've already agreed to them taking and not replacing then not sure how you get them to agree .. Depends what stage the process at.
Part p says anyone can remove light fittings I think but it might say competent person ...0 -
Removing fittings is covered by Part P of the building regulations; exchanging ceiling fittings is not normally covered unless it is in a special location eg bathroom wc utility room or kitchen.
Your local council's website will advise on this, as such works can need approval, and they can tell you what needs consent,certification or inspection.Stop! Think. Read the small print. Trust nothing and assume that it is your responsibility. That way it rarely goes wrong.

As Sonastin says, get it in writing that standard replacement pendant light fittings or whatever will be left in place- they cost less than a couple of quid each and should be pretty straightforward for the vendor to fit/have fitted.
If you have concerns get them checked over by your own electrician when you move in - for all you know the fittings that they are taking could themselves have been fitted in a dodgy fashion.0 -
Unless they are extremely valuable antique or expensive designer items, I cannot understand why people still want to take light fittings, curtain poles/tracks, toilet roll holders, towel rails etc.If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales0

The previous owners of my current place did take light fittings but did also replace them with standard pendant ones. I do think that this is a reasonable expectation even if it is not a legal requirement.0
