Funding for Post Office purchase

I'm interested in buying a Post Office near to us but am struggling to get the funding to buy the leasehold. Is there any reason why I can't try to negotiate a drastic reduction in the value of the leashold but agree to pay increases rental?

    Would you prefer 100k today, or 20k now and a promise from someone with no money of 80k in 12 months time?
