Re-wire quote seems excessive?

In summary: re-wiring a two bed plus box 1930s house, two outdoor security lights added and 12 spotlights (no idea where he's got 20 from) plus extractor fan in bathroom. Cooker thing and alarm system quoted for but not requested: are we obliged to do this according to safety regs?
Does not include making good plasterwork etc...

  • That look like they either think you are loaded, or they are already pretty fully booked, so don't want the work unless there is a large profit in it. Though keep in mind, that is INCLUDING VAT. So he is charging you £5.1k. HMRC are taking the other £1k.

    We are in Surrey. Just had a full re-wire. 40 Sockets, 9 pendants, 16 downlighters, lots of electrics in a new kitchen, external lights, 2 mains wired smoke alarms, and a few other items. That cost £4k.

    I would suggest getting another 2 or 3 quotes to see how they all come out.

    Difficult to say without seeing the job BUT upgrading the main earth at £500 rings an alarm bell. This should be very simple job - absolute max 50 quid

    get some other prices

    I'll agree with that. I've never charged anything like that figure for upgrading main earth - £50, maybe £75 or even £100 if it's really tricky. Either way, he's trying to rip you off or he doesn't want the job.

    Here in Yorkshire I'd be charging between £2500-£3000, depending on access, if you're living there while I do the job (so you need power each night), degree of making good required etc.

    Get at least 3 quotes.

    I think one of the reasons I think that it's excessive as we'll not be living there and the house will be completely empty of furniture and other household obstacles....
    I've got more quotes coming so lets hope they're a bit better!

    If it's going to be empty then, to be blunt, he's taking the pi$$.
  • I just had my bungalow re-wired. Two bedrooms, kitchen, bathroom and little landing for lighting and sockets. Added two smoke alarms, tv aerials and also outside lighting. Cost was £2300 so yours sound over the top!

    Mine was a 1960's house so not sure if the building has any impact on cost.

    generally a two bed house should be no more than say 2500 quid.
    any quote over 3k and id be looking elsewhere.
    Get some gorm.

    We've just had our 3 bed semi fully rewired for £1600. That included new consumer unit, outside lights, lots of sockets, lights, mains linked smoke alarms, upgrading earth bonding, certs etc.

    The price didn't include making good the chases as I can do that myself.

    I was impressed with the job done by the electrician at the price he quoted. I had other quotes that were coming in at around double his and there's no way they could have done a better job.

    A full rewire of a property shouldnt be more
    than £4000 even if that is furnished. Making good of the walls would be somewhere between £300-£600
