buying is so HARD!!!!!

Had a note of interest in a property now for two weeks but the sellers dont seem in any hurry so im waiting it out.

However, i only have until March 30th to have an offer accepted under the home advantage scheme so getting a bit jumpy.

went to see a property on sale by remax which i had been looking at online for about a month but was put off because there was quite a lot of cosmetic work needed. Anyway, went to see it and it was perfect. nothing a few paint pots wouldnt fix. Anyway, the agent was a bit of a nightmare. As i went round the viewing, she constantly followed me around pointing out that before it was sold, the owner would replace this, knock down that, paint this etc. was driving me nuts. i told her i was interested but would prefer just to put in an offer as it stood. Viewing lasted 45mins! There was no notes of interest or anything so I thought i stood quite a good chance. She told me that owner was looking for around 110k (on at offers over 96k)

So, next morning, i get a call from her saying that she was off sick today but they had a verbal offer and they were going to accept unless i could get the property surveyed before 4 that afternoon. The surveyor would have to just turn up at the property as the owner was there cleaning and she still had the other keys at home.

All seemed a bit fishy but i went to my solicitor and asked their advice. she phoned the agent and i actually found there conversation quite hilarious. The remax agent obviously had no intention of accepting an offer from me and refused to inform her client he had another note of interest/offer. she said we would have to submit an offer in writing by 4 if we wanted a shot. My sol was questioning her action and used some colourful language about her after putting the phone down. Although sus., i trusted my solicitor and so instructed her to put in an offer of £112k with entry date 30th March.

Got a call just after 4 to say we were unsuccessful. (i think prob cause agent didnt like me/offer and suspect she didnt even give it to her client) Bit dispondant but thought i was lucky to get out of what could only be a nightmare transaction. However, the property still looks like its for sale!

so now, i have a property i lost out on, an overpriced property which i have a note of interest in and not one other property available and the deadline clicking towards me. Scary days.
