can anyone advise of what these are like...eg,urbansalesandlettings or discount lettings. Also is there a way of advertising on Rightmove or findapropery without going through one of these?? All advice and recommendations welcomed!

  • I have used theonlinelettingagents.co.uk a couple of times before, and am about to use them again as my really good tenants just handed me their notice on Friday...boo hoo!! Personally, i wouldn't go back to my high street agent, who charged me a month rent to find tenants! I used theonlinelettingagents.co.uk 's free service, which doesn't cost the landlord anything. I think they charge the tenant an admin fee (same as the high street agent does). I had to upload the pics and description, and it was on rightmove and prime location etc the next day. The online letting agents called me to arrange viewing times - i had to do the viewings (but then i was getting the service for free, so didn't mind), then they did referencing on the tenants, and sorted out the contract for me (I think it was just an off the peg one, and i have a feeling you can pay them to do a really personalised one, but i didn't really think i needed that, so just went with the freebie one).

I haven't used any other online letting agents, so i can't comment on them, but I did do a bit of research before i used theonlinelettingagents.co.uk, and couldn't really see a difference between their free option and some of the others that you had to pay for.
  • I agree with Frankie 12345. I used to use high street agents and was always amazed at how much commission they charged for what seemed like quite an easy job! Recently, I used nested.co.uk to find a tenant for my flat and although I had to do the viewings yourself, my flat was advertised on Rightmove etc... within 24 hours and it saved me loads of money. I think I will stick with using online agents from now on although i hope my tenants will stay for a while so i won't need to! A quick tip as well, if you get the photography package as I did, you get to keep the pics for next time you are advertising your property.
This is the first time, I've used an online letting agent so I'm not sure how the others operate but I would definitely recommend nested.co.uk to be worth a try. Hope this helps.
