What you could do, is to send yourself a letter, recorded delivery, just listing the defects (but without addressing it to the LL) and don't open it.
Print off and retain the record of delivery.
Then if they try to stuff you for any of it at the end, you have a contemporaneous record of the state of it.
This is in addition to date-stamped photos.

Update! I didn't send the letter. I felt so much better after writing and posting it on here (thanks everyone)!
Two surprising things this morning! Firstly, I'm working late today so was at home this morning when some men knocked on my door ready to fit a new oven! :shocked: They were very lovely and said it was ordered by my LL and the contact details they had are the LA. "Didn't anyone tell you?" I said no, but welcomed them in! A new oven yay!
Then they couldn't fit it because, the wiring is dodgy and an electrician needs to look at it...
We rang the LA to say that Comet had come to fit an oven, but couldn't and that we had no notice of them coming (in the the nicest way). "Oh" was the reply. Seriously need to get into this LA racket - money for nothing!
Then the postie dropped off a HUGE inventory from the LA, which to be fair does have a lot of the dirt/damage/general ickiness acknowledged in it. We're going to amend it (they missed a few things) and send it back.
I was looking forward to saying "Hahaha no inventory! See you later losers!" Nevermind...

Going slightly OT here but I wish I had a LL that cared about their property as much as some of the people on here!

There is damage to the guttering outside which I reported when I moved in on 1st October last year, this still hasn't been repaired and with all the wet weather I am now living in a soaking wet flat. Had EHO out today because, despite numerous emails to the LA and visits from the contractor nothing has been done. EHO is putting them on an informal 2 months notice. The EHO couldn't believe that the walls were, literally, sodden.
If anyone on here has a place in Cardiff going at the end of May get in touch
lol. I'm sure there are good LL's out there but I am, sadly, yet to find one.

I really feel for you that's awful! Puts my situation into perspective!
I lived with a damp flat a few years ago and it was awful. There was a crack in the brick work or something and the LL didn't want to do anything. Mould would grow everywhere in the bedroom and we spent ages cleaning it and trying to keep it at bay by painting it with special damp paint.
We were packing for this move and I could still smell the musty mouldy smell on some of our items so had to chuck them out! It's so annoying!
There are good LL's out there. Unfortunately we've had bad luck with a couple, but there are good ones like our previous LL (although he fell on hard times I would still consider him a decent bloke and a good LL).
The advantage of renting is at least you get to look around and think, "At least I don't have to pay to fix this". Also I know it feels like throwing money away, but I think it will make us better house buyers. You get to know what you like, don't like and what you can/can't live with!
Good luck with your flat. I hope you find a way out of it or it gets repaired!
