When house prices fall its a better time upsize, than downsize.
When house prices rise, its a better time to downsize, than upsize.

Enough of talking about that, lets talk about YOY +0.4 Niceee... but most importantly ... not -20% nor +15%... Stability, stagnation, ... we are at a level playing point... not a lot is going to happen, due to lack of affordability (inflation & wages freezes) and Credit Squeeze (Banks and loans)... so until things turn around... might be good to just ... get on with things, and stop worrying about house prices, and worry more about buying the next bag of spuds.
    Plan
    1) Get most competitive Lifetime Mortgage (Done)
    2) Make healthy savings, spend wisely (Doing)
    3) Ensure healthy pension fund - (Doing)
    4) Ensure house is nice, suitable, safe, and located - (Done)
    5) Keep everyone happy, healthy and entertained (Done, Doing, Going to do)

You really haven’t got a clue have you?

I do. Boomers who've families have grown up will benefit by downsizing and moving to a smaller home or sheltered accommodation of some sort.

It makes no sense for young families to be trapped in small flats or houses while there are larger family properties occupied by people who no longer have families.

You think so do you with the high service charges etc. You still seem to think we are all living in mansions perhaps you come from a well off family where that is the case but I can assure it's not the case for the majority.

correct, there isn't going to be a massive movement either way until something happens to tip the scales

best to expect the unexpected though, because we won't know what that 'something' is until its upon us, just like the credit crunch in 2007

Try having to find 10 times average salary with a 25% deposit just to get a shoe box your parents could have bought on one wage.

    Sheesh.
