Buying new build from Persimmon using part exchange - any advice?

Hi everyone
We are also looking at buying a new build Persimmon home via their Part Exchange Plus scheme and wanted to see what experiences everyone else has had with this.
The house we are looking to buy from Persimmon is £193k. Our current house has a market value of around £125k. Persimmon have made us an offer of £115k p/x and to be honest we were quite pleasantly surprised by the offer after reading about the poor offers made to others!
Anyway, we were quite content with the offer of £115k p/x and although this is some £10k less than the actual market value of the property we were prepared to accept the offer on the basis that Persimmon agree to throw in some extras for us to include carpets and flooring, upgraded kitchen and a shower and screen in the main bathroom. Not a lot in our opinion.
Having put our requirements to Persimmon they have refused point blank to give us any extras at all, not even carpets, if we choose to proceed via p/x. We have now told them we won't therefore be proceeding with the purchase although deep down we really want the house! We just don't want to be ripped off.
I don't think that what we are asking for is unreasonable but wanted to know if anyone else has had a similar experience and in particular, did Persimmon back down in the end???

They aren't offering us any discount at all on the purchase price. They have said that if we proceed by way of p/x we won't be eligible for any discount or extras at all!0

You'll probably get a much better deal overall if you sell your own place then, even that's for less than the PX price you are being offered. You can then aim for say 10% off the price of the new place.No reliance should be placed on the above! Absolutely none, do you hear?0

I understand what you are saying and we did consider selling privately but there are couple of reasons we went for the p/x.
1 is that we have not long had a baby and just didn't want the hassle of trying to sell our house and having endless viewings and keeping the house completely spotless on the off chance someone wants to view.
2 is that that we needed at least 105k to make the move possible otherwise we would not have enough for a deposit and legal fees / agents fees. There are similar houses for sale in our area on the market for 95k and not selling so we may have been waiting for a long time to sell and may never get an offer of what we need...! Jelson offered us 100k + legal fees and stamp duty paid (around 3k) which is what we needed.
3 is that the lowest price detatched house in the village we are moving to is on the market for 180k and is in a bit of a mess, we would be getting a similar house brand new with lots of extras included for 170k which we think is a good deal.... the houses on the development we are wanting to move to are selling quite quickly.
We are hopefull that we will get the house that we want, there is a slight hicup with our mortgage at the moment..... my wife is on Maternity leave and Skipton need a letter from her employers stating return date and salary ... this is holding things up at the minuite and we are hoping it won't be a problem.0 -
Lukepugh, any update on your house buying? I am just dipping my toes into the part exchange with Persimmons and awaiting the valuers this week, would you have any advice on negotiating a deal with Persimmons?0

Ive now got appointments for two valuers to come this week re a part ex with persimmons - we are not feeling positive as we already looked into a px with Millers last month and they offered a completely ridiculous sum. Still curious to know what Persimmons will come up with though! Any advice welcome0
