Moving House after seperation

hi there

About to move house after seperating from my ex-h last year. The house is in his name and he is not prepared to be a landlord.

I had hoped to be able to take over the mortgage but I cannot afford it, will not get a mortgage to the value of the house and dont have a big enough deposit.

So i basically, decided last month that I needed to move on and start a fresh.

Im going to be renting a house, in the same town, not too far away, and DD will stay at the same school.

I just feel so anxious about it all, deep down I dont want to move, Ive become attached to the house and made it our home.

I need to take the next step in this journey but im so scared of it.

Im trying to stay upbeat for my DD as she wants to stay here aswell.

Ive got plans for when i move into the new house e.g. decoration and making it our home, but i just feel so uncertain of it alll. I want to roll up in a ball today and pretend its not happening.

Im hoping that once I get there and get my own furniture into the house and put my own mark on it, I will settle down again but I just feel so nervous about it.

Has anyone else been here and got through it??

    I have a solicitor, thanks. She is aware of what Im doing and will have the appropriate paperwork in place for when he sells it to ensure I get my share of it. I know for a fact that there is very little equity in the house so dont expect much back.

    If you are renting, you cannot decorate or make your mark on the house unless you have specific written permission from the landlord.

    It has to be returned to the LL at the end of the tenancy with the same coloured walls and the same carpets etc as when you moved in. And s/he can deduct the cost of repairing any holes made by shelves (or even removing shelves you put up) from your deposit.

    Be very careful that you understand what you can and cannot do in a rented property.

    Having said that, some landlords are very flexible, you just need to know what you've got and protect your backside. Are you renting through an agency? If so that will help because they will keep records of what you ask permission for and there will, in theory, be less chance of confusion at the end of the tenancy.

    I've had experience of both, luckily I have a habit of finding places that are desperately in need of re-decoration and the landlords have been grateful to agree up front that we can redecorate as we see fit "in neutral or agreed colours". The current flat had one room which had 2 pink walls, one apricot and one blue, one room which was bright purple, one bright blue, and the bathroom, well, lets just say you could see the last 3 colours it had been painted through each other :eek: As I said, some landlords can be grateful, there was very little we could have done to make it look worse LOL

    Didn't want to just read and run....but you will be fine.

    There are lots of plus points to living on your own, bed to yourself, in charge of the remote, cooking food that you like, financial independence etc, you get the picture. If you are separating from your husband I'm assuming there's been bad atmosphere at home for a while now which you won't have anymore :)

    Sorry i can't give you any advice on the legal side of things.
