my tenants asking for a heating programmer??

    Just say 'no'.

    You've offered to pay half and explained that you intend to replace the boiler. Not your problem.

    Would the timer need to be fitted by an electrician? If so, you might find that they are all busy and you may have to wait two months for one to be available.

    I would find out their intentions first, there 6 months may be up, but they might intend to stay for another year.
    If they are staying then write out an agreement that makes it clear that if they were to move out earlier than 'x' month of 2007 they will have to pay you back for the fitting of a timer. Make it clear in the letter that the heating is in A1 condition and you have the necessary gas safety certificate dated...
    Then pay for the work yourself.

    I have considered offering 50% payment, but after a little research it'll cost about £150 so that £75 is quite a hit on my £150 month profit.

    but yeah it's not too bad considering it's on a £800 pcm rent.

    but anyway, I don't do this for a living, me & my g/f bought the place (FTB'ers) then 2 months later got told she needed an op, so we moved back in with my parents whilst we rented it out, as didn't want her to have to rush her rehabilitation and I'm self-employed, so that meant I could take as much time off to look after her as I wanted, not having to worry about running the home with all bills.

    but thanks for the heads up, I'm assuming you're another FTB who can't get on the ladder???

    As a temporary solution could you just buy them a couple of fan heaters and a couple of timer switches:
    2 fan heaters @ £10 each + 2 timer switches @ £5 each = £30 in total

    So you contracted a loan for this property (interest only?) then cirumstances changed and you opted to be reluctant landlords.

    Have you contacted the Lenders to advise that a commercial letting has taken place? Additionally the buildings insurer`s should also be notified of the new risk.

    Letting property is not an easy task.

    May I respectfully suggest that CB1979's business is just that. His business. CB1979 does not need to justify his actions to you.

    You may laugh at £1,800 p.a. profit (gross or net) but I would see that as another holiday (except I don't get enough time off work to take another holiday. Perhaps it would pay for a new car - or maybe just help towards CB1979's bills.

    You sound like a Harry Enfield character!
