Good landlords are a rare breed so I do hope your next place belongs to you, or that you are at renting with someone decent and protected by the new regulations for protecting the tenants deposits, coming into effect on 7th April.

I wish you well and I'm sure many lamdlords will find 6 months rent up front much more agreeable than a credit check that they have to pay for and which gives little reassurance.
I suggest you go for a six-month tenancy with a new landlord and play it from there when your partner joins you. I appreciate the hassle that moving involves but you can take some consolation in the fact that the hassle is much greater if you own and need to move.

huge waiting list, I'm in a non-priority group as far as I can tell, which I understand, as obviously people with children should take priority.
I think same-sex partners are now treated the same as heterosexual-partners. At any rate, I've no intention of lying, when my partner moves here, things will be sorted, she can pay the rent, but until then, it's not realistic to expect her to pay for a third place she isn't even living in yet, although it may come to that for a few months.
We'll contact the nightmare letting-agency on Mon to see about a possible extension.
I'm dreading the moving out process, just had a look at the list that states what needs to be done and it makes mention of 'professionally cleaning' the curtains and carpets, well, the inventory, as I recall, lists the curtains as 'being in grubby condition', so the LL is having a laugh if she thinks we're going to pay for things to be professionally cleaned given the state of the house when it was let to us.'We shall not cease from exploration, and the end of all our exploring will be to arrive where we started and know the place for the first time. Yeah, I am leaning towards paying six months rent up front, my partner will pay, and I'll pay half of it back over time.
Are there any situations in which the LL can give a bad reference, say, out of spite?
Have always paid the rent on time, house in a clean condition.
But things have taken a turn for the worse. It took her a YEAR to replace a cracked window, she refused to replace the gas fire in the living room, and she only replaced the carpet tiles after we pointed out we were likely to fall down the stairs owing to them being loose, not to mention them falling apart. She replaced the carpet grudgingly, and the replacement is cheap and nasty, you put a chair on it, and next thing, there's a huge dent, so this had better come under wear and tear.
Then there was the fiasco with the rent increase.
I'm worried if I give a months notice at the end of this month, she'll have yet another fit, and might give a dodgy reference as she'll have an empty house, and therefore no income from it for a month, or to whenever she can rent it out, sell it etc.
