13 Viewings, Still no luck....

Exactly as the title says we have viewed 13 properties and can't seem to find the right one. What I find annoying is the estate agents are often misleading twice we have been to properties advertised as 3 beds and the second room has been a corridor to the third!

It's a catch 22 situation if we hadn't put our house on the market yet probably would have seen our dream home and lost it, as it stands we've sold ours but no where to go (luckily we have sold to first time buyers who arn't being pushy yet about moving in soon!).

Has anyone else viewed more than this?
I wished the buck stopped here as I could use a few!

    I have found that being stern (not rude however) with Agents has stopped this from happening. I mentioned to one Agent that if they continued to provide irrelevant properties in the hope I'd jump at one, they were sadly mistaken, as there are ample properties with other agents, and I would simply take my business elsewhere...

    YES!!!

    we wanted, what we thought, would not be too picky but when you start going around, its amazing how things such as people not using their garages as garages, can start mucking things up! LOL

    now we have been lucky enough to find a place that could be made into what we want, rather than buying it already done, so by going down a notch like that we can afford a place that we can make into the perfect house!

    Keep looking, and go to places that you think may only tick a few bxes, because the one we have now got was on paper, only half of what we wanted, but we got there and it had it all, just not decorated well so it wasnt in the particulars.

    Above all stay fussy, if you rush buy, those feelings of it not being right will only get worse but youll be stuck, and your gut tells you dont do it, DONT DO IT!

    I personally think that a buyer is more important and if I hadn't found exactly what I wanted, I would be inclined to rent for 6 months. It also means you will be in an ideal position if your dream house comes up and you have to get in quick - you have the upper hand and can be in a position to move quickly so people may really appreciate that.

    I must admit that we have learnt quite a lot about buying houses, the past 3 have all had something that we hadn't quite thought about when we viewed that turned out to be a problem further down the line. Our list of wants in a house would now therefore be quite long!

    We really struggled to find the right house at the right price in the right location with the 'feel' too. We sold one of our houses, and rented for 6 months to hunt without pressure. We thought it was more important to find the perfect house than worry about 6 months dead rent money, in the long run we've saved as we havent bought under pressure, we've got the right house for us now, but we looked for a good 6 months (about 3-4 viewings a week!) Keep at it, you'll know when it's right. And yes, estate agents

    Yep,

    I have probably viewed over 100 places over the 6 months approx 40 of which were visited in the last 2 months. During this time I have put in offers for 3 houses of the 100+ and were unsuccessful on all three. These three houses sold within their 1st week so it looks like buyers are all largely after the same thing.

    Its amazing how estate agents and sellers dont really take into account interior decor or style of the house when putting a price on things i.e a crap 5 bed house will go on the market at the same price of a nice 5 bed house simply because it has 5 beds. The price never reflects that 2 of the 5 beds are so small that they are virtually usuable as a proper bedroom or the fact that despite being a 5 bed it is a fcuking ugly 5 bed. Likewise the range in the standard of decor varies so much between houses at the same price that in some cases it can be a joke.

    I guess the problem why I havent bought yet is because of the mentality and expectations we buyers have. i.e if we buy a house we expect everything to be mint especially the bathroom, showers, kitchen units and floor and if it isnt which is 95% of the time then we want to take of £50K from the asking so that we can have the option to fix this afterwards. However this is probably unrealistic and perhaps the biggest hurdle between buyers and sellers.

    What I dont understand is who actually buys the !!!!!! houses at the same price as the nice houses.

    only 13? ;) I am up to about 30 flats viewed now. Offered on two - first one I was outbid, second fell through after a couple of months. I'm worried Im being too fussy but as I dont need to move then there is no incentive to accept anything that isnt ticking all my boxes (or can be adapted to tick them all). Any advice on keeping motivated during the long hard search will be much welcomed! :(
