Conveyancing Warehouse Vs Joslin Rhodes

    I used conveyancing-warehouse (Roberts Solicitors in Macclesfield) to sell my house in Dec...no problems whatsoever.

    I'm currently using them for our purchase, which is due for exchange on the 12th, and completion on 20th Feb.

    They always answer the phone promptly, are very polite, always return phone calls as promised...I can't fault them!!
  • Do I need a coveyancer and a solicitor please help!

    they have been working on the case for about 4 weeks and we have now juat found a place so due to exchange in 3 weeks and complete mid march fingers crossed

    Personally I wouldn't touch Barnetts/clickconveyancing with a bargepole as their pricing is so variable and they are not upfront about it! I wouldn't trust any so called 'professional' who is not transparent in their marketing/pricing. They actually have THREE different prices depending upon how you get through to them, but I can't see any difference in service for the different prices!

    We've sold our house (STC) through an estate agent who is part of the 'Sequence' group (they all look like local independent agents but are in fact part of a chain). They asked us if we would like a quote from their recommended solicitor, who turned out to be Barnetts. We agreed and got a quote from them through our EA that was very high.

    Before making a decision, I looked at Barnetts' website and happened to notice they do an 'online instant quote' which I got. Lo and behold it was around £200 cheaper than the one they gave me through my EA. My DH rang Barnetts to ask them why this was. They were extremely evasive and just kept telling him 'the written one you have through your agents is the correct one' with no explanation as to why it was much more expensive. Me (being much more persistent than my gentle DH) rang them again to ask again the following day and got another operator. This one obviously hadn't swallowed the company handbook as she told me (after some questioning) that they always charge a higher fee for anyone being referred through a Sequence EA as the EA gets an 'introduction fee'. She then told me that I could get an even cheaper rate by going through the clickconveyancing website. When I did this I got a quote (for exactly the same transaction) which was around another £200 less again!!!!:confused:

    According to something I read online (sorry I can't remember the source but think it was either the association of EAs or Law Society) solicitors are legally allowed to give these introduction fees to EAs (as they are in fact saving marketing/advertising expenses) but they cannot charge the client for this. In my book, charging anyone who comes through Sequence more for a quote is tantamount to charging them the introductory fee (it's just dressed differently so it is within the law but not within the spirit of the law, if you see what I mean).

    I know that many businesses have discounts for clients that contract through the net (due to lower costs involved for the business) and that's fair enough when they make that clear and transparent. However, I fail to understand why the online Barnetts service is more expensive than the online clickconveyancing (which actually tells you it is Barnetts on it's website) and why an EA recommendation should mean you pay nearly double!!!:confused:
