    Please don't base what you plan to bid on the house based on blind estimates produced by strangers on the internet. Houses are quite complcated things and costs can vary hugely from house to house. If you want to know what to pay, pay a recommended good local builder to inspect the house and give you an estimate - it could literally save you tens of thousands of pounds. Over-pay because you under-estimate build costs and you'll never get that money back.

    Thius is what I do for a living, and JQs advice ios very pertinent - each house is unique as are your requirements.

    Additionally, you don't identify the size or age of tne house. While thomasdown has given you ball park figures with the best of intentions, they are likely to be completely off the mark if the size and sge of the house isn't known. A 2 bed terrace could cost £2500 to rewire but a 5 bed detached easily twice that.
    Eat vegetables and fear no creditors, rather than eat duck and hide.

    Thank you. I've already contacted a local builder... He will see the property next week to give us estimates...

    Would be interesting to know the price difference between the place you're looking at and a neighbouring similar property in good nick?
  • In London your labour cost could be doubled. This sounds like the sort of project that an experienced person should be taking on or someone with a trusted and reliable builder/project-manager in tow. If it's bargain you should expect developers buzzing around like flies bidding against you.
