    For comparisons between the indices, this site is a great resource. - If you go to the page I've linked to, change graph type to HPI annual % and click on include QoQ at the bottom I think it shows the quarterly statistics we're discussing. I can't read it very well as my screen is a bit rubbish on faint colours. Halifax definitely looks a lot noisier than nationwide for the quarterly data compared with the land registry for example, although on an annual basis it doesn't look so bad.

  • Does it really matter?

    IF I was looking to buy a property, I would not care what the historical price rises/falls were. I would consider future values, interest rate movements and the cost of any alternatives (such as renting).

    What historical Nationwide, Halifax or Land Registry data shows would tell me nothing about the future.

    Ignoring historical information in its entirety would be rather short sighted when buying an sort of home/investment.

    While it's future performance is what you're interested in you can use historical statistics towards making an informed decision.

    So, should I look at the last Qtr, the last year, the last decade or the last 50 years?

    I think it's better to consider the full cost of ownership over the period that you intend to own that particular property. Cost includes:

    * Price at sale minus cost at purchase
    * Stamp Duty
    * Solicitor fees
    * Repairs
    * Decorating
    * etc.

    But I do get your point.
