    Do you have the actual sale prices of the other houses in the scheme then? Or are you going by what they were up for?

    It's true that developers do often find it profitable to encourage their purchasers to use a "preferred" solicitor. However, it can also be that they know that a solicitor they suggest will be able to meet the deadlines that usually have to be met.

    I was goign what they were priced for, and i spoke to the neighbour. Is there anyway on finding out the prices as they are not online. Can i ask the building company to provide these details?

    Have you checked out similar sold prices for the equivalent in the same area? Is the development finished? Are there people living there already then? (You mentioned 'the neighbour'.)

    Are you getting any other extras thrown in too? (eg flooring, garden turf, upgrades, appliances, stamp duty, etc.)

    Is it one of the last in the development to sell, or the first/middle? Are there many unsold? What's it's pricing history and how long has this one been on the market?

  • Have you checked out similar sold prices for the equivalent in the same area? Is the development finished? Are there people living there already then? (You mentioned 'the neighbour'.)

    Do not compare with others on the same estate unless some have already been sold second hand. Look at similar houses on other estates nearby built maybe 5-20 years ago and see what they are selling for.

    Hi Thanks for your reply, the house is one of the first houses being built on the estate. Just now theres about 20 houses out of approx 170. Were getting a few extras - All appliances (integrated) carperts, turf. Upgraded kitchen. No blinds unfortunately.

    Ill have another look for sold prices - is there anyway finding the actual sold price for the properts on development.

    Can i ask why you say not to use the builders solicitors? We did when purchasing our new build, the ones recommended by the agent. We got a few approx quotes off others before hand, and the ones recommended were just shy of £200 cheaper, partly because [if i remember correctly, i didnt have much dealings with them lol] the "searches" had already been done by them so we only had to pay a small fee for those....

    5% off is not a bad saving, on a new build personally I would push for more.

    I will try and see what can be done, because im going for shared equity scheme they are reluctant to offer any more discount. How much is the house likely to drop in value after the "New home" appeal is taken once this is second hand.

    As ever, 5% off may or may not be good depending on how realistic the original price was.

    For what its worth I bought a new build off plans in 2003 as a BTL, I was pleased to get 5% off that but this was in a rising phase of the market. You are buying into an uncertain and potentially falling market.

    I saw advantage in buying one of the last houses off plan and it was 10 months till I had to stomp up the full price. Do you know how long it will be until your house would be ready?

    Again for what its worth, in 2004 when my house was handed over to me and there were about 10 houses left, they had put the price of the house next door up by 5% after I had agreed to buy mine and were offering an 8% discount to the buyer.

    So do think about the timescale and the state of the market in negotiating the discount.

    One other observation, even if you cannot get more discount push for added extras. I note that you mention carpets and blinds and appliances. Think carefully about these things. Carpets and appliances are easy to get installed after handover ( and to your requirements) but some things are easy for the builder to do but more difficult/expensive for you to do after handover For example a patio area is easily done when the rear fences have not been erected and extra power points are easier when the wiring is being done.
    Few people are capable of expressing with equanimity opinions which differ from the prejudices of their social environment. Most people are incapable of forming such opinions.
