Building Regs

We have accepted an offer on our house and the surveyor is coming round on Friday BUT....

in July 2005 (I was expecting another child) we decided to covert the upstairs from 2 to 3 beds and move the bathroom over the stairs, checked if we needed planning permission nope so off we went and got a family friend who used to be a plumber to do the work. Someone mentioned today that we might have needed building regs and guess what we do! Because we have totally moved the site of the bathroom. I am really annoyed as I am usually so conscientious (pregnancy could explain my lack of clear thinking!).

Can anyone advise what would happen worse case scenario? I'm not so much worried that the house won't go through but that we have opened up a real can of worms? There hasn't been any problem with the bathroom since it was installed but I think negatively anyway so panicking now they will condemn the work.

Sorry for the long post, can anyone offer some advice?

    Find out from what date you were expected to have building regs and if it's just a few years out, say you did the work then.

    Worst case scenario?

    The worst case scenario is that you have rendered your house structural instable, and dangerous.

    However, given that it hasn't fallen down yet, you need to get building control to give it the OK. Phone the council.

    Might not be a problem. We're buying a house with no building regs, hell not even planning permission for the two extensions but we had it structurally surveyed and the vendors are providing an indemnity against any (very unlikely, I hope) enforcement action.
    Don't see the point anymore in offering advice to people who only want to be agreed with...
